Furthermore, green leases are rapidly shifting from an idealistic trend to a standard operating procedure. Institutional tenants increasingly demand energy-efficient spaces equipped with advanced sub-metering and sustainability reporting capabilities. For property owners, investing in operational efficiency is no longer just about cutting utility costs—it is a core strategy for maintaining asset value and retaining high-quality tenants.

The Rise of Data Centers and Alternative Asset Classes

While traditional asset classes face headwinds, alternative sectors are booming. The exponential growth of artificial intelligence and cloud computing has fueled an unprecedented surge in demand for specialized infrastructure. However, office-to-residential conversions are notoriously complex. Floor plate depths, structural load capacities, plumbing layouts, and historical preservation constraints can present major engineering and architectural hurdles.
