Poor sea turtle trapped in a fishing net, will it be saved part 2

A 60% supply deficit sits at the center of the Melbourne CBD apartment market, and it explains much of the investment case laid out in the Melbourne CBD Market Outlook 2025, a report Urbis prepared on commission from Far East Consortium.

The author, a property professional with ten years in the Australian market, says that when clients ask where to place capital for durable, long-term returns, the answer keeps landing on Victoria’s capital. That view rests on three things: population growth, public infrastructure spending, and the economics of apartments compared with detached houses. For investors who want solid rental yields alongside capital growth, the report treats CBD apartments as a strategic way to position an asset.

Start with people. The basic rule of property is to follow the population, and Melbourne’s is climbing steeply. The city is projected to overtake Sydney as Australia’s largest urban center by 2032, and its population is forecast to reach 7.45 million by 2040. Immigration is driving that growth rather than speculation. In 2024 alone, 446,000 new overseas arrivals came to the city, which added Immediate and lasting demand to the housing market.

Supply has not kept pace. The City of Melbourne estimates the municipality needs an additional 21,600 dwellings by 2028. The construction pipeline points to only 8,900 new apartments being completed, which leaves a supply deficit of 60%. When demand runs this far ahead of available stock, upward pressure on capital values and rents follows naturally, and that pressure helps shield investors from wider economic swings.

Government spending reinforces the picture. Victoria has committed $107 billion to infrastructure, and the work is changing how the city connects and how it lives. The Melbourne Greenline is a $224 million project that will turn the north bank of the Yarra River into a 4-kilometer linear park, adding recreational and lifestyle appeal for CBD residents. The Queen Victoria Market Renewal, valued at $268 million, brings new public spaces, dining precincts, and community activations to one of the city’s most treasured historical landmarks. The West Gate Tunnel Project provides an alternative arterial corridor that eases congestion and Improves commercial transit between the western employment hubs and the city center. The North East Link, the largest road project now underway in Victoria, joins major ring roads and shortens cross-city travel times. The Suburban Rail Loop, due for completion around 2035, will link outer transit hubs and streamline regional commuting. For buyers of Melbourne CBD apartments, living close to these civic upgrades helps residential assets keep their appeal and stay liquid over the long run.

The comparison with detached housing is where the figures sharpen. For decades the Australian dream meant a quarter-acre suburban block, but changing social and economic conditions and shifting lifestyle preferences have altered the investment math. Price is the first advantage. In 2024, the median price of a Melbourne CBD apartment was roughly 56% below that of a detached suburban house. That lower entry point lets investors buy prime inner-city property with far less capital at risk, and it opens the door to wider portfolio diversification.

Rents in the center have also surged. The median weekly rent has reached $750, up 9% from previous cycles, and the vacancy rate averages just 2.4%. Newly built apartments are consistently delivering gross rental yields of about 4.8%, which means Immediate and dependable cash flow. Land is another constraint. The physical limits of the central grid make greenfield or major infill development extremely rare, and as available sites run out, existing high-density stock is positioned for faster capital appreciation.

Wider economic conditions add support. Australia’s macroeconomic fundamentals remain exceptionally stable. Unemployment stands at 4.0%, comfortably below its ten-year average of 5.3%. Consumer sentiment has rebounded sharply, with the ANZ-Roy Morgan Index climbing as national inflation eased to about 2.8%. Major institutions such as ANZ and NAB anticipate interest rate adjustments, and the expectation is that the Reserve Bank of Australia cash rate will settle between 3.35% and 3.85%. Borrowing costs are therefore moving in a favorable direction for leveraged investors. Cheaper financing and cooling inflation together form a textbook window of opportunity before competition from the broader retail buyer pool peaks.

Acting on all this takes a clear-headed, analytical approach. The report frames success as a matter of targeting assets with superior build quality, efficient floor plans, proximity to upcoming infrastructure nodes, and proven tenant appeal, not as speculative buying. Investors who want to evaluate high-performing residential opportunities and build a portfolio around long-term financial goals are advised to schedule a strategic consultation with a qualified property advisory expert.

To sum up, a severe housing deficit, steady population momentum, and a strong lifestyle offering mark Melbourne’s inner-city apartment market as a leading vehicle for building wealth. The open question for investors is how long the window of falling financing costs will stay open ahead of broader buyer competition.
