A Silent Cry Led to This Life-Saving Rescue (Part 2)

TD Slashes 2026 Canadian Housing Market Forecast: Why Sales and Prices Are Slipping

Over the past decade working as a senior real estate strategist and economic analyst, I have witnessed countless market cycles, regulatory shifts, and interest rate roller coasters. Yet, few shifts have been as abrupt as the recent recalibration we are seeing across the Canadian real estate landscape. Major financial institutions are routinely forced to update their models when ground realities shift, but the magnitude of recent revisions demands our full attention.

In a stark reversal from previous optimism, TD Economics has severely downgraded its 2026 outlook for the Canadian housing market forecast. Where analysts previously anticipated a robust recovery, the narrative has shifted to contraction. For anyone tracking housing market trends or looking to buy and sell residential real estate this year, understanding these underlying shifts is critical for navigating a turbulent economic climate.

From Optimism to Caution: Decoding TD’s Revised 2026 Outlook

When analysts look at the Canadian housing market forecast, they rely heavily on transactional volume, benchmark prices, and macroeconomic indicators like employment rates and borrowing costs. Back in December, the outlook was distinctly bullish. Economists projected a notable 9.3 percent year-over-year surge in home sales for 2026, alongside a healthy 4.1 percent increase in average national home prices.

Fast forward to the current environment, and those predictions have been entirely upended. Following consecutive quarters of underwhelming performance, TD now anticipates that home sales will contract by an average of 1.8 percent year-over-year nationally. Furthermore, national home prices are projected to edge 0.3 percent lower.

In my experience advising investors and everyday homebuyers, sudden shifts like this usually point to a widening disconnect between buyer purchasing power and seller price expectations. When affordability walls are hit, transaction volumes dry up long before headline prices register a meaningful correction.

The Anatomy of a Slowdown: What Stalled the Market?

To truly grasp why the Canadian housing market forecast took such a dramatic hit, we have to look beyond simple national averages. Real estate is intensely local, but the macroeconomic headwinds blowing through the country right now are broad and persistent.

According to TD economist Rishi Sondhi, housing activity will likely consume the majority of the year simply clawing back the ground lost during a weak first quarter. Several compounding factors are currently keeping prospective buyers on the sidelines:
A Subdued Macroeconomic Climate: Broad economic growth has lacked the vigor needed to inspire consumer confidence in major asset purchases.
Heightened Uncertainty: Global volatility, shifting trade policies, and fluctuating monetary policy paths have left households feeling financially exposed.
Persistent Cost of Living Pressures: Inflationary impacts on everyday necessities—from groceries to energy—continue to squeeze household savings and reduce disposable income pools.

While severe winter weather across Central and Atlantic Canada certainly dampened activity early in the year, the downturn cannot be blamed entirely on Mother Nature. Noticeable softness was also recorded in British Columbia, a region that typically enjoys more temperate weather patterns.

Regional Divergence: Ontario and British Columbia Bear the Brunt

When breaking down the revised Canadian housing market forecast, the sharpest downgrades are concentrated squarely in Ontario and British Columbia. These two powerhouses of Canadian real estate experienced significant first-quarter pullbacks, driven by severe affordability challenges that have left many potential buyers waiting for a definitive market bottom.

The contrast between previous projections and current expectations in these provinces is striking:
Ontario: Previous forecasts pointed toward a 13 percent jump in home sales. That projection has now flipped into a contraction, with transactions expected to drop by 3.2 percent. Home prices, previously anticipated to rise by 0.6 percent, are now projected to plunge by a steep 4 percent.
British Columbia: Sales activity, initially expected to climb by 15.1 percent, is now forecast to tick 0.2 percent lower. Meanwhile, average prices are projected to slide 1.2 percent, erasing earlier expectations of a 3.6 percent gain.

As an advisor, I often tell clients that affordability is not just about interest rates; it is about the absolute gap between average incomes and average property values. In Ontario and B.C., that gap widened so aggressively during past booms that pent-up demand has simply failed to re-emerge at the pace economists once anticipated. For transaction volumes to normalize in these regions, further price adjustments or income growth may be required to clear the clearing price hurdle.

External Pressures and Macroeconomic Risk Factors

No housing market exists in a vacuum. When evaluating long-term real estate investing strategies, looking at external geopolitical and trade variables is just as important as analyzing local inventory levels.

Sondhi and other market observers point to several external risks that could disrupt the current trajectory:
Global Tensions and Energy Markets: A broader or more prolonged escalation of tensions in the Middle East carries dual implications. While it could prop up activity in Canada’s oil-producing provinces, it risks weighing heavily on oil-importing regions. Interestingly, an energy shock could indirectly unleash pent-up demand in Ontario and B.C. faster than currently modeled if capital flows and broader economic ripples shift market psychology.
Trade Negotiations: Upcoming reviews and renegotiations regarding the Canada-United States-Mexico Agreement (CUSMA) loom large. Trade stability is foundational for business investment, job security, and consumer confidence, making the CUSMA timeline a key variable for the broader national economy and housing sector alike.

Looking Ahead: The 2027 Recovery Horizon

While the immediate outlook requires patience and tactical maneuvering, long-term fundamentals suggest that the current downturn is cyclical rather than structural. As economic conditions stabilize and labor markets regain momentum, a path toward recovery comes into view.

Current models point toward a brighter horizon for the Canadian housing market forecast as we look toward next year. TD’s projections indicate a solid rebound in 2027, driven by anticipated improvements in broader economic health and employment metrics:
Sales Bounce: National home sales are projected to jump by a robust 9.6 percent year-over-year in 2027.
Price Growth Recovery: Average home prices are expected to resume an upward trajectory, growing by approximately 2.7 percent as market equilibrium is restored.

Navigating the Market Today

Navigating a shifting real estate cycle requires discipline, rigorous analysis, and a clear understanding of your financial goals. Whether you are considering entering the market as a first-time homebuyer, adjusting your property portfolio, or timing a strategic sale, staying informed is your best defense against market volatility.
